Heya Français

Rental inspections · iPhone and iPad

Move-in inspections, room by room, with photo proof.

Heya guides you through a complete move-in or move-out inspection without forgetting anything: dated photos, an optional floor plan, both parties sign on the spot, and a PDF ready to share.

iPad: list of properties, a move-out inspection with 3 items deteriorated since move-in, and the floor plan with room areas and numbered defects

Who it's for

One app for both sides of the lease, and for short-term rentals too.

Tenants

Build your own record on move-in day, so the deposit conversation at move-out starts from facts.

Landlords

A clear document signed by both parties, and an automatic comparison at move-out: every deterioration flagged, with before / after photos.

Letting agents & property managers

A PDF anyone can read, plus a ZIP archive (PDF, original photos, JSON and CSV data) for your own tools.

Short-term rental hosts

A reference state of the home, a quick check after each stay, and a reminder of the 14-day window to report damage.

How it works

One simple path: you move item by item, and nothing gets missed.

Add the home

Rooms and their items are suggested in advance: floors, walls, ceilings, appliances, and furniture for furnished lets.

One tap per item

New, Good, Worn, Poor or Out of order. For a defect, the app asks for a description right away. Snap it, circle it, point at it.

Check and sign

Missing information is flagged before signing. Both parties sign with a finger, on the spot.

Share the PDF

Floor plan, photos, meter readings, keys and a fingerprint appendix. At move-out, the comparison with move-in is done for you.

Scan the home, get the floor plan

With LiDAR, walk around each room: rooms and their areas are created for you. Every defect is pinned where it is on the plan, and the plan goes into the PDF.

No LiDAR? Everything works except the floor plan.

What Heya does

Dated photos with a fingerprint

Taken in the app, dated, located if you allow it. Their SHA-256 fingerprint is listed in the PDF: an edited photo no longer matches.

Burst shots, annotated

The camera stays open for several shots. Circle, point or draw freehand: the original photo stays untouched.

Meters and keys

Meter readings and key details, with photos.

Signed by both parties

With a finger, on the spot, side by side on iPad. Once signed, the inspection can no longer be changed.

Move-out vs move-in

The move-out starts from the move-in: every deterioration is flagged, with before / after photos side by side.

Deadline reminders

The 14-day damage window for hosts and, in France, the legal deadlines after move-in and move-out: shown on screen and added to your calendar.

Follow-up letter (France)

For tenants: defects and comments missed on move-in day, listed with dated photos and fingerprints, within the 10-day window.

Export for agencies

ZIP archive: PDF, original photos, JSON and CSV data.

iPhone, iPad, 31 languages

On iPad, properties, inspections and rooms in columns. The app is translated into 31 languages.

On iPad, everything on one screen

Properties, inspections and rooms in columns, the move-in / move-out comparison at a glance, and both parties signing side by side on the same tablet.

What Heya promises, and what it doesn't

  • Heya produces a general move-in / move-out report. Its legal checklist follows French rules; it makes no claim about the rules of other countries or states.
  • The SHA-256 fingerprint lets anyone check that a photo hasn't been edited. It is an integrity check, not a certification.
  • The signature is a simple on-screen signature, made in person.
  • Heya provides an informational template and is not legal advice.

FAQ

Is the report legally valid?

Heya provides an informational template and is not legal advice. In France, the PDF includes the information required by decree no. 2016-382 and lists anything missing at signing. Elsewhere it is a general move-in / move-out report: check your local rules.

What is free?

The whole inspection and its draft preview. The final signed PDF is included in a property pack (all documents for one property) or in the Heya Pro subscription (all properties).

My iPhone has no LiDAR.

Everything works except the floor plan scan.

Can I import photos from my library?

No, by design: proof photos are taken in the app so they are dated and fingerprinted.

Is my data sent anywhere?

No. It stays on your device and only leaves it when you share a document (PDF, letter, archive) with the recipient of your choice.

New iPhone? What about my purchases?

App settings → “Restore purchases” for the subscription. Unused packs follow your iCloud Keychain.

Which languages?

The app is translated into 31 languages.
